Coterra Engineering provided civil services for this affordable workforce housing for employees of the University of Washington and Seattle Children's Hospital and their families in the University District in Seattle, WA. The project includes 184 units of housing on 5 levels with commercial space on main level and multi-level underground parking garage under two buildings. A third structure houses townhouse style flats that is also connected by a bridge to the two northern structures.  Civil Design included preparation of: Demolition and Temporary Erosion and Sedimentation Control Plans, Paving and Grading, Storm Drainage and Utility Plans and Specifications.

Project will be LEED certified and sustainable stormwater facilities included: Stormwater planters and green roofs to attenuate flows.  
Off-site improvements included alley, sidewalk, porous pavers, landscape, street and pedestrian lighting, and traffic signal improvements.  This work required close coordination with Seattle Department of Transportation (SDOT) and SCL for obtaining the SDOT Street Improvement Permit (SIP). Public easements were provided to widen the existing sidewalk, new curb bulb, and landscaping which improved and enhanced pedestrian connections within the neighborhood.  Preparation of GSI to MEF approach, TIR and coordination with SDOT and SPU to address drainage issues was required.

The Mews provides public space, rain gardens and pedestrian links between a now active alley and 11th Ave., an arterial street. 

Coterra also prepared SDOT SIP Plans for the construction of Seattle City Light and Franchise Utility Infrastructure which had to be placed underground adjacent to the project site to maximize building square footage as well as extended the utility infrastructure to two other adjacent projects that were being developed simultaneously.  Coterra worked closely with SCL, developers of each project, and the design team, and led the SIP permitting with SDOT.   Challenges included maintaining clearances from existing utilities and facilities that
remained and designing a large underground SCL Vista Vault which was strategically
placed in a new curb bulb at nearby intersection which fit with the overall
neighborhood pedestrian approach
